do i really need to stage my home?


I've moved several times and totally understand that you don't want to splash out on somewhere you're leaving. That's why I work hard to get the best out of what you already own. During our consultation I'll provide lots of simple, cost-effective ideas that pack a punch and ultimately how much you decide to invest is up to you. Some of them won't cost you a penny. Home staging isn't just about making rooms look attractive, it's a powerful marketing technique that makes properties more appealing to buyers on an emotional level - boosting viewings and offers. If your home looks and feels unloved, people are likely to inflate the cost of work, so a worn £1,000 carpet could lead to £5,000 being knocked off the asking price, or be put off viewing altogether. People are prepared to pay a premium for somewhere that's move-in-ready. Only 10% of buyers are able to visualise a property's potential. if i want to stage my property, what's the process?


First we'll have an informal chat - either a phone or Zoom call, whichever you prefer - to find out a bit more about each other. Whether you decide to take it further or not, you should come away with some tips and ideas on improving your home. And if you like what you hear we can start talking dates. Obviously the sooner you get in touch the better but a lot can be achieved in a relatively short time if you're on board and motivated. If you're downsizing, or have lived somewhere a while, you might want to book some decluttering - interior styling is complementary. I can also help you pack. Note: I specialise in occupied properties so if yours is empty or partially furnished I can point you in the direction of another certified home stager.




is it worth staging smaller properties?


I believe every home can benefit and carefully tailor my pricing and suggestions to your home, budget and target buyer. Staging consultations are priced according to the number of bedrooms.




where in sussex do you visit?


I live in a village near Brighton & Hove and cover most of East and West Sussex. These are the main areas I can visit but I'm happy to travel further afield if my schedule allows. it sounds easy enough, can i have a go myself?


Yes of course, there's several things you can do to improve the presentation. But as a certified home stager, I know how to create that all-important emotional connection and lifestyle that hooks buyers in, which is harder than it looks! During staging consultations I point out the areas you needn't worry about splashing out on, which can easily save you the cost of my fee - and sometimes thousands of pounds and a lot of stress and upheaval. It's then up to you if you get me back to help or tick off all my recommendations yourself before going on the market. If you'd still like to have a go, ask friends and family for their honest feedback - it can be difficult to look at your home with a fresh pair of eyes, especially if you've lived there for a while. Concentrate on the exterior and entrance and main rooms that will be photographed At the very least I'd recommend you depersonalise, declutter and deep-clean everywhere before the marketing shots are taken. And flowers and plants always make an appearance when I'm styling a photoshoot. Book an initial chat and I'll give you some more tips!




tell me more about your decluttering service


People can feel awkward about getting in touch, but I compare getting in a professional organiser to hiring a personal trainer or dog walker - they help you get better results, faster, and just make life easier. You can just book one to see how it goes, and get you started, or I can guide you through the entire process. I leave all the decision-making to you and offer friendly encouragement and support, to keep you motivated. It can be an emotional process and we will work at a pace you feel comfortable with. With home visits* my interior styling is included, once each area or room is finished. * Online sessions are available too.




does home staging guarantee a sale?


I don't believe anyone can promise you an immediate sale because other factors come into the equation, like the asking price*, economic climate and location. But you can certainly give yourself a better chance. Follow my recommendations and your property can't fail to grab the attention of buyers for all the right reasons. Making a great first impression is what staging's all about. *The asking price is for you and your estate agent to decide. Unless you're happy to wait and possibly reduce the price later, I'd opt for a realistic / tempting asking price teamed with great presentation.




what if my property's empty?


Empty properties actually look smaller than they really are and buyers find it hard to visualise where their furniture will go - and whether it will fit. I specialise in occupied homes but if you're an estate agent, property developer, or own a property that's empty or partially furnished, I can put you in touch with some excellent furniture rental companies (they can design, deliver, build, stage and style, then take it all away again). Another option is beautiful virtual mock-up images of how your rooms would look if they were furnished. Get in touch and I can point you in the right direction.




can you help me choose what to buy?


I'll make general suggestions during our home staging consultation. And if you book hands-on staging, or a simplify & style session, you can also pick my brain while I'm there. If you're after something specific, I provide a personal shopping service and can source soft furnishings and accessories that complement a room and are on-budget.




i'm already on the market, is it too late?

can we work remotely?


Absolutely! I've always offered remote consultations and work remotely with people both inside and outside Sussex. If you're selling, I'll just need to see some photos or a short video in advance. If you're already on the market your Rightmove link is a great start. We can then chat through everything via email, or on a phone or Zoom call - whichever you prefer. Decluttering support is also available remotely.
