(it's the best investment you'll make!)

Staging-to-sell site visit

With 94% of buyers searching online, your home won't even register if it doesn't appeal in a split second. Together we can stop them in their tracks!

During my Site Visit you'll discover which areas need attention, inside and out, and where you don't need to splash out: this alone has saved clients thousands of pounds, as well as a lot of time, disagreements, stress and upheaval

Using mainly what you already own, I'll also advise on decor, room flow and layout, decluttering and finishing touches. To keep costs down you'll take notes and be ready to hit the ground running.

I might suggest a light refresh: perhaps a new paint colour, or updating items such as towels, cushions, bedding and ornaments, simple switches that make a huge difference to the look and feel of a room. Armed with your action plan, you can maximise your home's potential so that, teamed with a tempting asking price, there's a buzz around your property when it goes live.

You can then get on with everything yourself, or get me back to help with decluttering & styling, packing, sourcing new items, and getting the place looking perfect before the estate agents' photos are taken (see below).

Skip the Site Visit and book a Staging & Styling Blitz. Book a chat, send me some photos and if I agree that your home's nearly ready to go on the market, I'll make it shine in a day or two.

    Empty property?
I have great contacts who can rent all the furniture etc. you need, or create incredibly realistic virtual images.

The magic ingredient: interior styling

It's what lifts a property from being good to great. I'll return to work my magic before your agent takes the photos. Investing in a few hours' of interior styling is a fraction of other costs associated with selling and one that makes a huge difference to whether buyers decide to view (see 'Is home staging really worth it, below).

Alternatively, I can also work alongside a professional interiors photographer to create magazine-style marketing images. With this option you have a set of photos you can also keep as a memento. 100% of estate agents agree that professional photos attract more viewings than poor-quality ones (HSA Report, 2019). With 94% of buyers searching online, it's more vital than ever that your home stands among the competition.

Spot the difference: light, bright, uncluttered and professionally styled rooms attract more viewings, higher offers and sell faster. Stylist's tip: always add fresh plants and flowers

Is home staging really worth it . . .*

  • 100% of estate agents said home staging [presenting properties so they appeal to more buyers] makes it easier for people to visualise the property as their future home

  • 94% agreed that staging increases the number of viewings and 86% report that staged homes sell up to three times faster than non-staged ones

  • 78% of agents confirmed that staging boosts the offer value of a property by up to 10%

"We were planning to replace the kitchen before putting our house on the market, which was a really daunting task. Jane's advice saved us so much upheaval and money that we can now put towards our new property"
