If you're thinking of moving or your home's not shifting...

Sticking up a For Sale board and hoping for the best doesn't cut it in today's housing market. The brutal truth is that 94% of buyers start searching online, and they'll click past your home in a heartbeat if it isn't up to scratch.

Let me show you how to maximise each room's potential so that, teamed with the right price, there's a buzz around your property when it goes live.

Step 1: Staging consultation

I'll view your property with buyers' eyes, inside and out. You'll learn which areas need attention and those you don't need to splash out on – this alone can save thousands of pounds, as well as a lot of wasted time, upheaval and stress.

My aim is to keep costs down by making use of what you already own, wherever possible. I'll advise on updating the decor, layout, and decluttering, and provide tips on styling. If your budget allows, I might suggest new paint colours and smaller items like towels, cushions, bedding and ornaments: simple switches that make a big difference to the look and feel of a room and that you can take with you when you move.

Armed with your checklist, you can then decide if you'd like to work through my suggestions yourself, or get some hands-on help (see Step 2): this includes staging simplifying & styling; packing & unpacking; sourcing new items; maintenance visits and a shoot with a professional interiors photographer.

Is it really worth the investment?

  • 100% of estate agents say home staging [presenting properties so they appeal to more buyers] makes it easier for people to visualise the property as their future home

  • 94% agree that staging increases the number of viewings and 86% report that staged homes sell up to three times faster than non-staged ones

  • 78% of agents confirm that staging boosts the offer value of a property by up to 10%

    Home Staging Association Report, 2019

Light, bright, uncluttered rooms attract more viewings, higher offers and sell faster

Step 2: Hands-on support

My hands-on services usually follow our STAGING TO SELL CONSULTATION in Step 1. Let me take the reins and ensure everything on your checklist is ticked off.

Some people like a more hands-on approach as they declutter and get repairs and updates completed; others book me to come back and carry out the final styling touches before the marketing photos are taken.

With 100% of estate agents agreeing that professional photos attract more viewings than those with poor-quality images (HSA Report, 2019), this is an investment that's worth considering: 90% of buyers search online and they flick straight past pictures that don't appeal, but will linger for 20 seconds on a good photograph.

Some owners like the idea of having a set of pictures as a memento.

  • Hands-on staging, simplifying & styling: from £150

  • Packing & unpacking: from £150

  • Sourcing new items: from £50

  • 'Maintain the look' visits between viewings: from £50

  • Shoot with a professional interiors photographer: from £125 for 30 photos; other packages available
