HOME STAGING

THE LOOK BUYERS LOVE

Great presentation ensures your home stands out from the competition, giving you the best chance of boosting viewings and offers. It's all about creating a lifestyle that pulls at the heartstrings of your target buyers – and I can show you how using mostly what you already own.

No one wants to spend more than they need on somewhere they're leaving and some of my advice (like switching the room layout, and where to declutter and depersonalise) costs nothing to implement if you tackle it yourself.

There's three home staging packages to suit different budgets, from an all-you-need-to-know home staging consultation, to hands-on staging and styling, and the cherry on the cake: a professional photoshoot. If you’re already stuck on the market get in touch before dropping the price, getting the right look and feel could save you thousands.

I specialise in furnished homes but if you're an estate agent, developer or own a property that’s empty or partially furnished, and want to maximise its marketing potential, I have some excellent furniture rental contacts I can put you in touch with.

WHY HIRE A PROFESSIONAL HOME STAGER?

Home staging is common in the US, Scandinavia, Australia and parts of Europe. Until the UK really catches on, the home owners who invest can't help but stand out from the competition. Will you be next?

  • 94% of estate agents agree that staging increases the number of viewings and 86% report that staged properties sell up to three times faster than non-staged ones.

  • The average time it takes a property to receive an offer after staging is 45 days; the average time non-staged properties sit on the market is 108 days.

  • Home buyers spend more time viewing a staged home.

  • 78% of estate agents confirm that staging boosts the offer value by up to 10% and 100% recommend staging from the outset of marketing.

FREQUENTLY ASKED QUESTIONS

  • Why choose Jane Lee Interiors?
I pride myself on giving a friendly, professional service - you can read what my clients say about working with me on my testimonials page. I'm an award-winning professional home stager and organiser, a member of the Home Staging Association, the Association of Professional Declutterers and Organisers (APDO) and hold a Best of Houzz Service award, 2021, 2022 and 2023.
  • Why stage your home?
Only 10% of buyers are able to visualise a property's potential. If you want yours to be one that sells them the lifestyle they're after, staging is the answer. Home staging isn't just about making rooms look attractive, it's a powerful marketing tool that makes properties more appealing to buyers - boosting viewings and offers. I'll give you lots of simple, cost-effective ideas that pack a punch and ultimately how much you decide to invest is up to you. Some of my ideas won't cost you a penny.
  • I'm already on the market, is it too late to stage my home?
It's never too late! The investment in home staging will always be a fraction of any price reduction you're considering. Why not find out what home staging could do for your sale before dropping your asking price?
  • Is it worth staging small flats and houses?
I believe every home can benefit from home staging and carefully tailor my pricing and suggestions to your home, budget and target buyer.
  • Where in Sussex do you cover?
I'm based near Brighton & Hove and cover East Sussex, Mid Sussex and West Sussex. Listed below are the main areas I visit but I'm happy to travel further afield if my schedule allows. Online staging and decluttering consultations are also available if you'd prefer this way of working together, or the property is outside the county. Brighton & Hove, Burgess Hill, Cowfold, Cuckfield, Ditchling, Findon, Fulking, Hassocks, Haywards Heath, Henfield, Horsham, Hurstpierpoint, Keymer, Lancing, Lewes, Partridge Green, Portslade, Poynings, Shermanbury, Shoreham, Small Dole, Shoreham, Southwick, Steyning, Storrington, Upper Beeding, Woodmancote, Worthing.
  • Can we work remotely?
Absolutely! I've always offered remote home staging consultations and work remotely with people living both inside and outside Sussex. If you're selling, I'll just need to see some photos or a short video in advance. If you're already on the market your Rightmove link is a great start. We can then chat through everything via email, or on a phone or Zoom call - the choice is yours. Decluttering support is also available remotely.
  • It sounds easy enough, can I have a go myself?"
Yes of course, there's several things you can do to improve the presentation. But as a professional home stager, I know how to create that all-important emotional connection and lifestyle that hooks buyers in, which isn't as easy as it looks! During your home staging consultation I point out the areas you needn't worry about splashing out on, which can easily save the cost of my fee. Some clients have saved thousands of pounds and a lot of stress and upheaval. It's then up to you if you get me back to help or tick off all my recommendations yourself before going on the market. If you'd still like to have a go yourself, ask friends and family for their honest feedback. It can be hard to look at your home with a fresh pair of eyes, especially if you've lived there for a while. Concentrate on the exterior and entrance and main rooms that will be photographed At the very least I'd recommend you depersonalise, declutter and deep-clean everywhere before the marketing photographs are taken. Flowers and plants always make an appearance when I'm styling a property. Book an initial chat and I'll give you some more tips!
  • Does home staging guarantee a sale?
No one can promise a quick sale because other factors come into the equation, like the asking price*, economic climate and location. Home staging certainly gives you a better chance. Follow my recommendations and your property can't fail to grab the attention of buyers. Making a great first impression is what it's all about. * The asking price is for you and your estate agent to decide. Unless you're happy to wait and potentially have to reduce the price later, I'd personally recommend a realistic / tempting asking price teamed with great presentation.
  • What if my property's empty?
Strangely, empty properties appear smaller than they really are. They can also feel cold and unloved. Buyers find it much harder to visualise where their furniture will go in an empty property - and whether it will fit. This can lead to disappointing viewings and offers. If you're an estate agent, property developer or own a property that's empty or partially furnished, I can put you in touch with some excellent furniture rental companies (who can design, deliver, build, stage and style, then take it all away again). Another option is beautiful virtual mock-up images of how your rooms would look if they were furnished. Get in touch and I can point you in the right direction.
  • I'd like to invest in some new accessories, can you help?"
I'll happily make general suggestions during our home staging consultation. If you go on to book some hands-on staging or decluttering, you can pick my brain while I'm there! If you're after something specific, I can help you source soft furnishings and accessories that complement a room and are on-budget for an additional fee.
  • Do you work with holiday home and Airbnb owners?
Yes I do! If you have a furnished property that needs a lick of paint or some new soft furnishings to add the wow factor, arrange a free call and we can go from there.
  • I've just moved to Sussex and need a hand unpacking, can you help?
I'd love to help you settle into your new home. I can unpack, organise and style anything from kitchen cupboards, to a couple of rooms or the entire property. If you've brought too many things with you, I can help you prioritise what to keep and what to let go of. Get in touch to find out more.
